For a property in foreclosure, you may need to know the difference between a property's current "market value" and its "disposition value". At J. T. Couch Appraisals, we have experience in both providing professional estimates of "market value" for our mortgage lending and bank clients as well as "disposition value" or other analysis required by the client.  

While owners of property in foreclosure, may present special challenges, we will communicate with them effectively and courteously, understanding that they are facing hardships. We will encourage them to allow us an interior inspection of the property, assuming that is the client's requirement. We have access to tax records and possibly older appraisals if access is not available. If the property is vacant, we can arrange to gain entry via the real estate professional assigned to the property.

Such properties at times involve neglected care of the home and considerable curable physical deterioration. Experience is required to understand how may impact the property's value on the open market.
